Does anyone own rental properties or do fix n flips in Springfield, MO? What cap rates are you getting and what areas do you look for? Close to the colleges, hospital, downtown? If you rent to college students do you see high turn over rates and higher home repairs? Looking for reputable landlords and contractors in the area. Thx

Springfield is a hard town to pinpoint on rent prices. Like other cities, location and proximity to landmarks demand a higher price. To get the most out of the college area, you will get more if you are 1-2 blocks from campus, vs even 3-5 blocks away. I have always aimed for easy walking distance to campus, but they’ve added a lot over the years like extra bus lines, more parking, etc. I can’t nail down a per sq ft price, but I hope that helps a little
