So, having a good agent to me is a must.The reason for this post was because my wife was contacted by an investor that wanted to list his rehab and he went with a flat fee listing agent, and I personally thought it was a bad choice for him (not because he did not choose my wife) because he over rehabbed and needs to fully market this property to pinch out every dollar.

Such landlords are known as "slumlords", usually pretty frugal, no cheap and they pinch a penny til Lincoln screams, I never found them as a good buyer in my area.Question is, why is it bad area and can that be cured?
