The new 'players' generally don't dig, because that's lots of work.

It's neither a heavy cash flow property like many on BP look for nor a break-even/cash-flow negative property that appreciation players often take.

There are several players on BP.  

If you don't work with a broker and you are actively working on commercial deals I would at least network with the players in town.

There is a flight to safety, which combined with higher cap rates in the major markets, leads many of the larger players to retreat back to the big cities - if they are not on the sidelines altogether.  

Big players such as Bill Gates are buying massive amounts of land and destroying millions of trees, turning regular farms into GMO farms.

If they are real players and your active you will run into them down the road and have another shot.I keep a 3x5 card index of buyer list rejects that I follow up on in the future and many times turn them into bird dogs or re-spark their investing bug. if they are not currently active investors.

I see real estate as a major player in my future and appreciate any input and advice.cheers!
