My question is how can a city with a 30% poverty rate have an unemployment rate below that of Dallas Tx which has the best economy in the nation?

Dallas, Denver look very healthy Miami has some red flags as some others Great time to be a landlord and home seller/flipper.It would be hard for Fox News to report that there is no recovery The stats are very encouraging with significant wage growth thru multiple areas

I don't know the Atlanta market, David, but I do know the Dallas market (this will probably be helpful for Dmitri L). 2nd note; I do 65% of my deals in Dallas county, and the rest in Denton, Tarrant & Collin, and other counties so my example cities will be primarily in Dallas county.

Many hispanic folks from Mexico come into the Dallas area, and yes many are undocumented (illegal) immigrants, yet they run businesses successfully and make great contributions to the DFW area.     

I'm looking at San Diego and Dallas and the RE market will be a major deciding factor.

The gains can be pretty big. 2 of my current ones are in Fort Worth the other one is in Dallas.

I'm biased toward Dallas out of your three options.

I am visiting Dallas now and it seems to be a great market here.
