I am a new investor looking for primarily multi-family properties with 2-4 units; would be willing to house hack as well depending on the opportunity. 

Long term $ can range from 6's-10% range depending on all types of factors - LTV, location, unit count, debt coverage, borrower strength, full doc or lite doc programs, etc..

Am I correct in thinking that with the two units vacating soon, the property will be entirely vacant in 2 months if you also move out?

That’s when I transitioned to multifamily properties—where owning multiple units under one roof maximized cash flow and long-term returns.To support my growing portfolio of fix-and-flips, wholesale deals, and rentals, I started a construction company.

I intend to add a closet to the den and make it a 3 bedroom adding value as well as remodel the entire unit.

I went to both MTR and LTR of FULLY FURNISHED units.  

Depending on your finances you don't necessarily need to start with a duplex, but I wouldn't go any more than 4 unit if you're going residential.

My recommendation would be this "property type" for a 2-4 unit if there is inventory in your market.

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.
