I work as a contractor in some up and coming areas around Johns Hopkins Homewood Campus and MICA, the local arts college that has totally transformed North Avenue.I work with a partner and we have flipped two homes in this area and are currently building 4 spec homes down the street, which we'll be selling for market rate.

The floorplan was arranged in a way that some non-load bearing walls could easily be removed, some new walls framed, and with about $40k, the house would be transformed from an un-appealing 2/1 that would lose $300/mo as a rental into a very appealing 4/2 that would cashflow about $500/mo (incl. the debt service for the rehab)...

But for the 'high end' investors I see time to time on BP who trash 'cash flow' C area investing, when I'm currently looking at the market it genuinely seems to make more sense.
