[BTW - building up the guest's experience should be everyone's top goal since that will lead to higher, positive feedback which will then impact the decision to book for the next guest.]I suggest you employ a supervisor who would then hire property management groups within each state or region where your properties are located. 

I will have a good job with a competitive starting salary and a decent credit score, however, my only employment history to this point consists of part-time work, and summer and seasonal internships, since I have gone straight through school.  

Now I don't know that area as well as Frisco or Prosper, but I would be interested to know what the primary employment drivers are in Gunter, Sherman, or Denison.

As long as the job type/field is the same they will use the new income in it's entiretyIf self employed they will use the average of the most recent 2 years tax returns.

Wells Fargo told me that if we move out of state my income won't count at all because I am self-employed, and my boyfriend would have to have a job offer in the same field he is in currently.

That way they can have gainful employment when they finish High School and at least know how to read and write and do a JOB that pays more than Minimum Wage.

I did confirm employment and background and both came back fine.  

It is my opinion that since Schedule C self-employeds are often known under-reporters, finding additional unreported income earllier will help identify and limit EIC fraudsters  faster.
