I looked at the records online and ran the numbers, but I was already pretty sure it was gonna be a cash cow (in a neighborhood bordering a huge boom, so a major appreciation play as well). 

then investor are you going to try to stay in Socal and buy these and be a cross country landlord.?

Then you just build that connection with them, make your expectations known upfront, leave nothing to chance or assumption.... then you just cross your fingers.  

@Dustin AvadarMake darn sure you get a Visa before doing ANY work on your flip, otherwise you can be denied access at the border.
