I don't know canadian laws, but when you tell them the increase, be sure to couch it in terms up the updates and renovations, especially anything the insurance didn't cover.

At the end of the year I do all the US and Canadian tax returns.If my son was partnering with me, and I was providing the money/credit I would be happy if he took all of this off my hands and managed the business.

Hello, I've been talking with individuals loaning under the umbrella of Financial Global, LLC out of San Jose, CA.

Let get some good discussions happening in the Canadian forums 

On top of that I am Canadian (eh), so that adds another layer to the difficulty in getting started in the States (poor me, I know)Now, if there are any of you out there that have gone through this process, and have managed to get their first deal in the past year, I would love to hear about it! 

Multis may be easier to judge globally from a numbers perspective as the added value can be shown in your cap rates and such, whereas singles can have the advantage of residential buyers if you need to sell down the line.
