UNIQUE SITUATION: Looking to sign an office lease in Boston

Hi BP - I am living in Boston and working for a startup out of my home office. I am Canadian working on a visa and I am beginning the process to obtain a green card. The last piece needed before submitting for a green card is to obtain an office location in Boston, more specifically, sign an office lease in a commercial building. 

I am looking for someone who owns a commerical building in Boston that is willing to let me/company sign an office lease. Here's the kicker, I am never going to use the office space. I will be your ideal tenant by never going to the location or request access. I am simply looking to cross an item off a checklist in the most cost effective way possible.
