Currently in the process of closing on a package of SF homes and I wanted to ask whether a new Landlord needs to write a letter directly to the tenants or whether it is better to let the Property Manager inform them.

@Nancy Stark if you do it as a package you could finance it. probably a 5 or 10 year arm 30 year AM balloon type product which you will have to go back and negotiate after 5 or 10 years. if you have sufficient money to put down w2 income will not matter.

I can send in an e mail asking for a TRIO and get that back witin 30 minutes.. this will be a copy of the last recorded deed the plat map and the tax page.And then we can order developers packages which are big binders full of all sorts of detail .. utls demographics topo agencies to contact all sorts of different maps etc.. all put together in a nice pretty binder for us.. this usually takes about 48 to 72 hours..

They have an Income Statement, a Tax Package (probably either of these would be what your accountant needs), and even a stress-test that will simulate your performance in a market downturn.
