Hey guys in states where you all huddle around a closing table in person. ( we stopped doing that 40 years ago out west.. SEller and buyer are NEVER in the same room or even sign on the same day usually.

But I know out east the title/ closing attorney is always asking me if I will be attending the closing.  ( I tell them well not flying in from the west just to do a closing :)   )

So out here our title companies we don't use attorneys will not allow more than the one party that is signing to their office so like my wife as an agent selling residential homes to her buyers will usually attend the closing to make sure nothing is miss construed by the closer or to help explain things when a closer says I don't know and I cant offer any guidance.

So I know folks like to sit around the table then the attorney swaps checks right on the spot  ( which again we dont do out here) so what's up with closings how U handling them.. or maybe you guys dont go to closings either  just curious.

@Jay Hinrichs in MD, DC and VA it has been at the discretion of each title company how they are handling things. I have a closing today at 2pm in Virginia where there is no agents allowed. I had one yesterday in Maryland where agents were allowed to go.....I had one last week in MD where the closing took place outdoors.

And every closing has been a split closing, with buyers and sellers signing at different days/times.
