Are You Interested in Buying Equity Shares?

Dear BP Community, 

I am teaming with a great agent friend locating properties to buy hold outside of Philadelphia in Pa.
We are looking at larger packages of properties, multi family, mixed use.
Our plan is to lock up properties that are a fit, create offering proposals, bring on investors who want to buy in.
We try to keep the shares prices between $20K and $30K per and there may be 5-10 shares to sell depending on the project. For most projects it seems to work out to 4 or 6 shares.
We use the cash in for equity to purchase a particular deal shareholders sign on for.
We put the lending together for acquisition and any renovations if needed.
We stabilize the property and get it under management.
As the property cash flows share holders get a % of the rents.
As the property is cashed out refinanced, share holders get the price of their shares back plus any profit, then continue to collect rents with zero $ in the deal.
