Good morning and I hope everyone had a nice fourth of July despite the pandemic.I currently own and self manage properties in towns where residents of those towns (tenants and homeowners alike)  are required to procure their own sanitation removal company.I have two family properties in these towns and until now I have simply paid for one garbage service per building.Does anyone have opinions on each tenant being responsible for their own garbage collection and pick up and setting up their own contract with these local companies. 

When it comes to the current zoning in place for a parcel either your real estate agent can procure or you could find by going to the Philadelphia County tax records directly to see the Zoning Code. 

It does not have the manufacturer's sticker anymore, so I am trying to identify the manufacturer in order to procure a replacement.On the same property (but in another unit) I have found a sticker.

I am looking for input (please be blunt) on my current thought process with how my wife and I intend to procure our first rental property.

I've received a full asking offer from a represented buyer however the buyer is not able to procure a traditional loan yet as they have moved here from abroad.
