Decided we'd pull the trigger and buy the home, we spent about 1 month and half weeks renovating (40k in total).We listed July 2nd and got our first booking July 3rd here our final numbers for July Gross Revenue - 6.45k ( including cleaning fees )Florida Power & Light - $200Water Bill - $400 ( high because we did a lot of pressure washing and watering dead sections of grass )Cleanings - $249 ( I decided to take on the cleanings after 2nd rental )A/C malfunction - $749 ( during renovations we didn't change the filter enough and to much dust got inside )Mortgage - $3,600 ( 9.35% interest + taxes and insurance with a 3yr pre penalty fee ) Net income - $1252Any suggestions would be greatly appreciated wether it be upgrades, photo selection, finance or you just hate it over all let me know!
