Etta is in a good zip code but it’s location close to the Wastewater plant hurts it.  

Also there are no mobile homes because there are not waste treatment plants to take the waste to.  

I work in the nuclear power industry as an instrument technician and work outages at nuke plants across the country.

You need to plant the seed now and the rest is about timing.As far as FSBO - I think they are a waste. 

If anything, just do some curb appeal with a couple of plants and greenery and you are golden.

not to mention you can save some money by tieing the septic all together of you are going to have to do a septic tank or treatment plant

Let them pick out blinds, paint color in kitchen, plant a tree or something that gives them some psychological ownership.Watch out for crappy property management in crappy areas as they tend to go hand in hand from what I hear.Thanks,Matt
