In my area, property tax rates vary by area within one city, and vary wildly county by county.

The other wild card can be if the tree is rotted or unsafe to climb.

It's a wild west show, caveat emptor.  

And every "deal" I have seen come through, has been grotesquely over-priced, poorly analyzed, poorly constructed, just wildly novice and that's understandable as it's a tribe of 97%+ "noob's" with 0 "deal's" under there belt.

Its been the wild west with yurts, tents, etc.  

I do fix and flips and the remodel cost will vary wildly based on your area, what and how much you hire out for (vs doing yourself, if anything), what work needs to be done and the finishes you choose.

@Michael John$6000 for 500 sq ft is a wild exaggeration!
