I would consider selling one of the properties, paying off the debt, creating a reserve for your remaining investment, and ensuring you are 100% financially stable before you invest again.

But with that one lender I found I am not lendable due to not having proof of income for the last two years.

High property tax isn't an automatic 'no', but is one negative factor in my analysis.

The property can just about cover the refi in year one.

But some of those discounts (particularly those for OwnerRez and Hostfully) look pretty decent in case any one else is considering using them.

You probably don't run many applications, so I wouldn't sweat losing a little money on each one.

I have property in three out of four of those counties including one SFH in Madison, one SFH in Limestone on 20 acres that's being developed to a MHP slowly, and one existing small MHP in Morgan County.
