CRE is about the long haul, I'd say much more than 3 years. 3 years i barely could tie my shoes.

Buying when the neighborhood is only at 10-30% is rough so prepare to bury your money for the long long haul.

I toyed with the thought of a trial lease, but thought once they are in there, if for whatever reason they decided to treat their rent like the other 6 delinquent accounts, then I’d have more trouble getting them out.

This is good as it is sustainable and realistic and those folks are in it for the long haul.

If you're not in it for the long haul, trying to wholesale is a waste of time.

How else can they make sure they are helping you if the don't know whether you buy houses or sell toy cars.
