Filling up pools in the backyard or having more people live there than they told you etc but then again in most cases you can just resolve that between you and the tenant.Thanks for the insight … yea it’s minimal, my units don’t have a washing machine, dish washer or a pool for that matter.

And that is not to minimize a lot of other things we do as to maintenance... we paint properties, pressure wash, replace pool liners, do what preventative maintenance we want to do and farm out the rest.

It's one of those things as the property gets bigger the cost can be more of a baked in expense for the cost/benefit.Some gas stations can get 100% bonus depreciation followed by car washes where not 100% but a lot of it year 1 can be depreciated.Tax accountants often can do basic calculations for cost seg but if you do plumbing and electrical in walls and all of that really need an engineer for those services.
