When operating off of imperfect information, as one always does, assumptions have to be reasonable.Inexperience and ignorance (harsh word, but many in business ignore readily available news) are challenges. 

So, collect as much data as you can, look at the totality of it, recognize that it’s imperfect (but better than nothing), make the best decisions you can make, take the leap, and don’t look back.  

Can a tenant live with the imperfections if you have a good deal in the buying process? 

Remember , the only reason you need a Note & Deed of Trust is because we are imperfect creatures.

When replacing with laminate, you could have put too much glue in an area and made the floor uneven.When you buy a house, in all the excitement you don't see all of the imperfections.

I only charged him $225 and I put in about 10 hours, filled ALL the imperfections with bondo, glazing comp, epoxies, adhesive foams, AND ALSO reglazed the tub white on top of it all.
