Some contractors are know to pad in extra profit on materials charged to you, use cheaper materials on your job ( not what you paid for and were charged) etc.

I'd love to share this deal as it solidifies:- 40 pad on roughly 8 acres- 15 pads are vacant with no mobile homes- $790K asking- Within 10 miles to a super Walmart- Rent per unit is from $375 - $500- Run rate of about 110,000 in revenue, expenses is about 33% of revenue ~$36000, NOI is about $74,000.

@Anthony Greco This saves me alot of time and money when im prospecting in a new area I simply take a target zip code/street in my investment area and begin to use google maps to walk up the street using my mouse to zoom in on any property that may look distressed.
