These are ridiculous questions and part of the reason why you are getting some of the feedback you are getting - because some oil stains in the driveway of a run of the mill rental are not a big enough deal to start conflict and start making ultimatums that could force you into taking on the cost of a turnover.

Your insurance may conflict with the CBIZ policy, so if you meet certain guidelines with your lender (1+ year ownership, >25% LTV or comparable equity in property, and some trivial forms) you cancel your insurance through escrow, and then have him/her reimburse you for the insurance on a yearly basis.
