These are ridiculous questions and part of the reason why you are getting some of the feedback you are getting - because some oil stains in the driveway of a run of the mill rental are not a big enough deal to start conflict and start making ultimatums that could force you into taking on the cost of a turnover.

Currently rented out for $1.6K a month.I'm not sure what the best metric to calculate return is here, but I wouldn't say they are necessarily 'hot' but decent for the level of maintenance these places require (which has been very little) Questions I would love to pick some local Chicago investors minds are:- Pros/cons of creating an LLC (I know there is a massive amount of literature here and I have read quite a bit, but I would like to just talk to a real person who has done this before since I have seen conflicting information).- Tips/feedback on my investment strategy and thoughts on the best way to scale.- Any other advice or things to watch out for a newbie like me who is just starting out!

Your insurance may conflict with the CBIZ policy, so if you meet certain guidelines with your lender (1+ year ownership, >25% LTV or comparable equity in property, and some trivial forms) you cancel your insurance through escrow, and then have him/her reimburse you for the insurance on a yearly basis.
