I'm moving my future wife and myself into a working class neighborhood in a duplex house hack, while also trying to get the seller to owner finance in a rougher neighborhood.

My personal opinion about the future of the Nashville market?

I'm concerned that if I improve the properties and plan to sell them in the future that the title may never be able to be clean enough to sell to the general public due to the tax sale.  

I would do at least a 20% down on a commercial loan for 5+ units so that it is classified commercial and you can have more control over the price and resale of the home in the future. 

What is the future of shipping if there is a wide expanse, U.S.P.S still able to ship anywhere without prices skyrocketing?

Could I upgrade my personal insurance to prevent this in the future?

My wife and I have very stable, well paying jobs in the Washington DC metro area, but we've made the decision we want to take charge of our financial futures instead of continually trading time for dollars like our families do. 

I dont want to have the liability that comes with keeping it but also hate to fill it in as it might be a selling point in the future should I decide to sell it retail. 

it is not that pricey and worth them helping you through the process so you can learn if you want to handle it yourself in the future.
