Have you or would you buy a new build to rent out?

Did you or have you ever bought a new house to rent out? I am considering paying cash for a $215-$250k new construction property in a new development. Rent in my area is usually around a $1/ per sq/ft. The idea of very low maintenance and a home warranty is appealing to me. Didn't get any feedback the last time I asked this question, thought I would try again.
