This is a typical supply/demand phenomenon, but it also is generally a function of their prowess in being able to market the opportunity properly and thus have the right conversations with suitable investors in sufficient quantity.

Do any rehabbers have a mood board materials list type thing that they just use for all of their builds that way they can just buy quantity of x material whenever it is on sale. 

Depends on the quantity of yard cleanup, but seems a bit high to me. 

Hi @John Petersen, You make a good point about quantity pricing.

It is fairly overwhelming attempting to research RE markets online due to the sheer quantity of websites and supposed experts but I have found a good system that led me to purchasing my first investment property in Surf City, NC. 

They won't break it up into 250 or 500 quantities and you can't add or delete address's.  

In order for actual big expansion, I needed to dip into absentees and hit a higher quantity, during which I still focused on Probate leads separately, and these were still by far better and higher conversions.

I don't want to buy mass quantities of them like I hear people are doing, this would be my first property.
