So there is another opportunity to add extra income if you add coin wash machines.

To me it seems like a wash in terms of cash flow, as I’ll still have the same amount of financed debt (monthly mortgage numbers) before and after.

If done right you can almost pressure wash the inside of the house when the tenant leaves to clean it up!

I understand the rule as it is easy for every corner to get cluttered with signs if they can be just created and placed.Versus having a sign spinner requires effort and of course is not just left there even if they are there every day.What is more difficult to understand are the charity signs for charity garage sales, electronic recycling, car washes, etc. 

Yep, and have them shoot the grade at about 1/4-1/2" a foot if possible so water doesn't run too fast washing out, use larger rock in base and fill cracks with smaller gravel....it's what we do around here....if you're guy doesn't know what he's doing, get someone who does for your terrain and soil type.
