Om the other hand right now mortgage rates are too high to find a decent property that could cash flow and I do not have any experience with fixer uppers or anything that could value add.

The actual numbers are VERY important and not typically found in the proforma or OM(offering memorandum) and they usually differ greatly.

Depending on your style and the local market, you may or may not feel the need to speak with the seller beforehand.I'm strictly a commercial RE guy, so I'll review the OM for a property, and perhaps call the seller's agent.

We got an email today from @Michael Quarles regarding a few emails he has gotten about being mentioned in a forum post when he clearly isn't mentioned.We need more information on this issue to correct it, so if anyone else has also experienced this, please let us know below.It would be great if you could forward the "fake" alert email to us at webmaster@biggerpockets [c][o][m] and we'll then get in touch for more information when needed.Thanks for the help in getting this little bug corrected.

These are the things I worry about when reviewing OMs tainted by gurus...If you have relationships with experienced operators who still offer investor-friendly deals, then it's the best of both worlds.

I would have to see the OM's for the individual properties and then follow up with my lenders to get feedback specifically as to what was possible.Would have to read the leases to see if double net or triple net.
