You may not be equipped with the capital yet to buy as a traditional "investor," but you can still buy a primary residence that needs repair, fix it up, add an ADU, or some other upgrade, and then move out after 12 months.

If it's so significant to you to save on an inspection, you're likely not equipped to manage real estate.

Reasons for that is: A way to be affordable is cutting costs, as a contractor is labor,material,equipment, and proper licenses and insurance.

Also ask what type of HVAC system did the specify, there are a range of systems from high end to low end equipment that can vary significantly in cost.
