It does not make economic sense to tear down and rebuild, that is costly, but if you can use some of the existing for examply and redesign a couple of even a few buildings to be converted into a multi residential that would result in giving you more rental units maybe that would make sense.

Unacceptable.The second floor needs to be redesigned to add a master bathroom or a Jack in Jill bathroom depending on space available.I'm guessing the kitchen and first floor bathroom needs replacing or at least major redecorating.Paint inside and out.Your rehab costs are closer to 50k or more if the roof and electrical needs repairs as well due to age and deterioration.Again,I am guessing at it because I haven't seen it.Deal #2 is another potential problem with a deadbeat tenant not wanting to leave their free home.The inside is probably trashed and needs a gut job.No way I buy it with the tenants still in there.Getting them out should be at the sellers expense.Another 50k rehab or more.No garage really stinks too.How is the parking situation?

In some cases we were able to redesign the supply so the tenant could assume the cost of their own utilities.

want to teach us the business for a "minimal investment of anywhere from $1500 to $10000...but I can't help but think that with my extensive experience in real estate as a former Realtor, mortgage broker and still in the biz as a QC underwriter for a large, private MBS as well as my certification as an Interior Redesigner/Stager, and coupled with my hubby's vast contracting experience that we should be dynamos!

Many platforms help the poster find similar threads before the post is accepted, this is a good idea.The bread crumbs need to be redesigned,  If you are IN a forum and click post it should default to that forum.....So much improvement in the website is needed including search needs to be same as posting, localized to the current forum.
