I've added similar wording to what many of you recommended above into the day-before-check-out auto message and the post-check-in follow up message.

I look to see if they owe money to utility companies (must be paid off before I'll approve them) and for the last 24 months, how has their pay history been on their accounts (credit cards, auto loans, etc.). 

Agreed and we're going to see it in the auto industry as companies continue to transition to electric vehicles.

The cons of not signing it are that same agent will likely put you on an auto email list of available houses and forget you exist since they have no promise of you using them as an agent. 

I have a great spreadsheet in terms of functionality and auto-calculating holding costs, ARV, etc.

Auto-thermostats adjust the temp so your AC isn’t constantly running in between guests, your floor isnt getting constant wear and tear, people hardly ever use the appliances, I think it will be pretty easy to show down the road that the little bit of extra work it takes to get a property staged and up and running is more than worth it.

Also, buy nest or some other thermostat that auto turns off AC when tenants aren't there.

Your umbrella policy will add more coverage to not only your property but it can also add coverage to your primary residence, and auto policies.
