To gauge the market, I spent all day Saturday riding my bike around, observing the neighborhood, and talking to residents.  

The local VA hospital may have an idea of what options there are  for him but my observation is that sometimes people need a little push to seek services.

One good rule to observe is to serve the tenant with a notice to quit at the earliest possible time following a non-payment of rent.

It has always been my observation, over 19  years of being in this profession, a real property’s market value (the house itself) is the result of the “collective” actions of the market.

I'm not an agent, just an investor that is very familiar with my limited geographic area and see that my observed rate of returns stack up very well compared to other "hot" markets.

Find out when and where the sheriff sales and tax lien sales are held in King county and attend one or a few just for observation purposes.

After over a month I have seen over 2000 visitations to the Zillow listing with less than a dozen people saving the property.I personally think it is due to the state or certain rooms, general condition of the house and the high asking price.Would you voice your concerns and observations to the buyer, now seller?

It may cost more but you'll be absolutely happy when it's done and you can learn the process by observing the attorney.
