I have seen most issues are plumbing, heaters and appliances (washer/dryer, dishwasher, fridge).

I don't want to be at the property when the dishwasher (for example) is being fixed.

In the year and a half that I have owned this property, I've had to do several minor repairs, and replace the fridge and a dishwasher.

We had a leak from a recently installed dishwasher due to a failed hose connecting it to the water supply.

Take photographs.Typical things I see tenants overlook: cleaning the oven, cleaning under the burners on electric ranges (the top usually lifts off), cleaning the range hood (the filters can usually be cleaned in the dishwasher), cleaning the floor under the refrigerator and range (be careful in moving appliances to not scrape the floor), cleaning out the air ducts (take off the heat register and vacuum it out), cleaning the window tracks, stuff missed behind doors or in the deep reaches of cabinets.Give the landlord your forwarding address.

It would be like not having W/D connections or a dishwasher.

He told us he does not use the dishwasher in the home.It is my understanding that if a dishwasher goes for an extended period without use, elements within it can 'dry out' and the dishwasher will require repair.
