The public at large folks isn't going to sit in their house 7 days a week and drop ship 80 boxes of crap with drones to their door.

Those expenses are coming no matter what....but sometimes delaying them too far ends up costing you more.Its very easy to get into cruise control and let things slide too far because its the easy pathYes, kicking this guy out is going to cost you some $$ in the short term, but in the long term it may make you more.

Luckily, I've always had the cash fluidity to cover the difference, but I'd like to turn the ship around.

If you have a cheap rental and want a basic kit, you can get similar closet kits from Walmart.com (ship to store for pickup). 

Maybe work a clause into your lease stating the that the tenant will be billed back for shipping expenses.

I have flipped one home in Atlanta, GA and now I have bought and rehab one here in Newport News, VA near the Ship yard area. after listening to the podcast and hearing about BRRRR I am not sure if I should sell this property and move on to the next or rent and move on.

I never analyzed it, but he could be right.My wife and I did very well financially early on, took my mother in law along on our vacation and paid for her cruise.

I firmly believe this rocket ship has a ways to go still.
