Would you pay someone to go see a property out of state?

Are out of state investors paying people in the area to go see a properties when they dont know anyone in the city? (before paying an appraiser) How much would you pay some one to go check out a property for you? Details: take pictures, facetime, check out the neighbor hood, neighbors yards...etc.

I used a realtor who charged a $200 "out of state investor fee" to be paid at closing (on top of the sales commission). Basically just a premium for the realtor to walk properties, take a video, and do whatever other legwork might be needed. The fee only gets charged if a client closes, so I had no issue with it and I thought the price was fair.
