@Chris Seveney hits the nail on the head, you don't need concrete "legal proof" to provide to a realtor when submitting such offers.

Philadelphia L & I can be aggressive so you need to be permit compliant to avoid major issues with L & I.

Aside from the landlord being negligent about maintenance and repairs, the unit was not compliant with city codes.

As long as you provide a safe and compliant living space you are a going to be a good landlord.

Hey Stephanie, among other great answers from my BP colleagues I would say having a fairly priced real estate-focused accountant is an absolute must if your goal is to grow and stay compliant.

@Jeremy H. that sand additive is also a good thing to do on smooth concrete slabs that are likely to get wet.
