I was told that the city of Houston charges about ~$1000 in fees and a survey company will charge something like $7-10k to do the surveys/plans/applications/etc.

Just get a survey or get a copy of the survey done when you bought it.

I would heavily start your own internal property rent survey with other neighboring properties .

But I do remember having the house on one acre surveyed out from the rest of the property, then just doing the refi on that.

I think after all the amazing responses here and more research, B properties definitely make more sense for cash flow.So like I said in my initial post, I just started with the survey and took the top 10 markets for cash flow, and then narrowed it down based on tech growth.

You can include home improvements and commissions as well as other costs such as professional/legal fees, surveys etc in your basis so those will decrease your tax burden further.
