Seller on Rental Property won’t provide me with lease agreement

Looking to purchase a $90k SFR with a tenant in place paying $1195/mo. Couple concerns I have, please let me know if I am overthinking:

1. Seller won’t provide lease agreement or proof of rent being paid until earnest money is deposited.

2. Seller is requiring their title company to be used

3. Seller is asking me to pay for survey + title

Anything else I should be weary of?

For the lease, they may be requiring this to protect the tenant's privacy  or avoid showing the lease to too many people.  Add a condition that you must receive a copy of the signed lease by a certain day for your review and the terms of the lease must match what was in the agreement.

As for title company, if you are going to pay for it; tell them you will use whoever you want.
