The biggest factor in determining the cost is the depth of the sewer main.

Appraisers will use comps up to a year old, but they adjust for market conditions which is more in depth than I'm willing to go here.Again, I don't know who you're using to pull comps, but consider this...it's a hot market...

Also I think the rule is there must be a 45% setback of your total property depth so do your measurements.

If not, what specifically allows a title company to have a more in depth search than an individual?

The only thing that may be tough is bidding on a house that you have never been inside and don't know the depth of repairs it may need.Are you able to view these properties before bidding?

Honestly my experience with the quality has deteriorated to the point of not trusting it for more in depth questions...
