Don’t waste your time....there are guys making money but they have been doing it for years, are set up in multiple markets, have office staffs, expensive skip trace services....they are calling potential recipients of overages on the Day of the sale, not looking at some list that is months old.Many beginners here on this site have tried it....all struck out.

A large percentage of Section 8 recipients do not need the assistance, make no effort to remove themselves from the public dole, feel entitled to more, and will not respect what they've been given, including access to a rental they otherwise couldn't afford even if working.I also know some recipients that really deserve the support.

Posting those signs "I want to buy your house" with a phone number all over town.I'm leaving out networking which should be obvious because networking is a remedy for just about everything in this business and chasing down the "notice of default" recipients because there are quite a few really dedicated, and well versed individuals doing that already.
