I just don’t want to get caught up in activities that might be less productive early on.

I have been inactive on the BP forums, but realized there are a lot of gold in the forums.

If so, what activities did you document to prove that you materially participated in active managememt?

There are some things many people seem to insist upon in your position but keep doing your research, keep staying active in action.

I visualize working when I want to and having the free time to partake in activities I want to.  

Unfortunately, for the single MHP property model, your options for containing legal costs are to: 1) joint venture [all investors in active control of their own money], 2) only allow accredited investors (so you aren't required to have a PPM), or 3) figure out a way to scale up your business model and buy bigger deals or multiple deals at a single shot. 

I am a active real estate agent in the state of Georgia, but also hold a license in Florida (inactive).

I'm currently inactive and exploring various options.

The process was interesting to see in action.
