My husband says he trusts me and supports me (knowing that I am the financially savvy one in the family), but he is a quite pessimistic given that he is a police officer and only sees the worst in people (think tenants pouring cement down the toilet, taking the water heater with them when they leave, or landlord/tenant eviction calls).

An army of rehab guys has descended on the place.

The 2012 incident is of course the most important to look at carefully.You also need to know how police operate in your area if you ever intend to be a landlord in C-class neighborhoods.

Fix the roof, stay here and sue the city to revoke the section 8 rentals license (the details are for another thread, but I think I could make a cogent case as many neighbors view the house as a nuisance and the police have told us they KNOW who they are…).

I had to call the police earlier this week on one of them because there was no way I was getting my pressure washer back without getting punched in the face or worse.

And I would think someone would have wanted to file a police report on the stolen units. 

The rental income might not seem like much, but if the eviction is not handled correctly, there could be a bigger price to pay if removing the items from the garage is seen as theft by the police.

Check with your local police and see if the crime rate is getting better.

I talked to the local police department precinct involved in the area and the officer thought the right owner could raise the bar for the neighborhood and that the crime they investigate are the usual domestic disturbances or the occasional car break-in and that the neighborhood is pretty good. 

Also, I should have expected the grammar police would troll this site.
