This way if she doesn’t pay for the storage space, you can lock them out and then confiscate and auction off the contents, like a storage space does, to recoup your rental cost, (note: anything acquired over and above rental income and fees to recoup is required to be given to the tenant) without having any connection to the rental of the home, and without having to go through the standard eviction process -  (read your state laws on storage space rental rights, they can vary from state to state on times and rules) but in California you can rent a garage as a storage room.
