There are several issues with Tulum but the main one I was alluding do is the result of the former governor of Quintana Roo (the state in which the Riviera Maya is located: Cancun, Playa del Carmen, Tulum) gave 40,000 construction permits in a record time and there's no demand for that many housing.

The former just don't put enough pressure behind the stream; you may as well be showering under a bucket with a few pin holes pricked in the bottom--these ones take too long to rinse you off, so people will take longer showers out of necessity.

I’d look at it another way figure out where you want to live and than figure out if house hacking is a way to afford that area and if you have a long term plan to afford that place with at most one roommate, you will find it hard to break even much less make money house hacking anywhere in the region so may as well buy in a place you want to be long term, if your not ready to commit at least medium term, rent.

I personally would stay away as there are better places in the Riviera Maya and Mexico in general.
