Need to consult with a real estate or general lawyer in Nashville about a situation

I am in an unbelievable mess between myself and an incompetent real estate agent. I'll try to summarize without wiring a novel. I own an investment home in Nashville. It is a dispute of about $2000 based on handyman work agent was hired to coordinate, before placing a tenant and managing the property. I made it abundantly clear verbally and in writing that I need receipts and invoices for work completed, because it was to be applied against a tenant security deposit. I sent her money up front in good faith to get work started. Turns out she got no receipts whatsoever. I told her a dozen times. She gave me a very vague list of work completed with numbers ("dent to woodwork $," "Paint, $," "Hardwood scratched $" etc), but I cannot match any work done in the house with the list. No receipts or invoices.

She is now demanding payment based on her vague list of numbers which I cannot verify, and ignoring all my pleas for receipts and explanation of work done. It's like I'm in the twilight zone. I ask for receipts and she tells me about chipmunks. I am not trying to avoid paying for work. I am happy to reimburse her when the accounting is satisfactory and I can see what was done and apply it to a line item. But she will not respond to these very reasonable requests. Most of all, she got no receipts or invoices of any kind. I am simply asking for proper accounting and explanation to verify before I reimburse her. 

Anyway I would like to talk with a lawyer to see what I should do and get some legal guidance if she tries to escalate her demands.

Lawyer Is going to start you at a $3k retainer fee and charge you $350-$550 an hour to work on this. You'll spend more trying to get the money than you recoup.

You should not hire real estate agents to do general contracting work. They're not licensed to do what you hired them for.
