Gated and ready to go.  

One caveat...I'm an out of state investor so I have some hurdles right out of the gate.  

Not trying to do to much just out the gate.

Stick to your guns, know what you can pay for the property and offer that out of the gate. 

The following are current projects - 4 SFR/MF rehabs in LA - One by 77 and Normadie, another one in Inglewood by Centinela Park,  a duplex located a few blocks from USC (demo will be done this Friday if you like to see it before I start), and one in South Gate, and lastly a SFR in Playa del Rey which happens to be my most expensive purchase to date.

The local economy is worth about 130 billion dollars, putting Tampa Bay among the fastest growing metros in the country.Furthermore, businessmen Jeff Vinik, owner of the Tampa Bay Lightning hockey team, and Bill Gates have partnered to invest in Tampa.

What about all the good ethical people who were in a home and now they are out on the street.What happens when you walk away and go to that GATED APT community and you find more MONKEYS there.

It's 3 Story with garage and gated Community, pool etc.

Here lately though, I've just been doing a conventional loan out of the gate and leaving the rehab cost in the property.

I have had dogs pulled off kitchen cabinet doors, bite off corners of solid wood doors, dug big craters in the ground outside, broke sprinkler risers, broke sprinkler control wires, chewed off fence pickets at the bottom of wood gates to get outside, cats tend to completely crawl off weather seals around doors, and destroy window blinds, and carpets.
