I imagine a gated cul de sac with 5-10 homes.

By using leverage through traditional financing right out of the gate with 20% or more down payment -OR- through the use of private funds then refinancing out through the BRRR strategy, a new or seasoned investor could likely cash flow a couple hundred bucks a month (after all of the expenses & management fees, etc) and see a nice 13% to 20% OR MORE cash-on-cash return. 

That was my initial reading of it, and I would feel very uncomfortable partnering or working with someone that led with that perspective out of the gate. 

The house we have has exterior Ring cameras at the front doorbell, side gate, and backyard over the pool. 

Am excited to learn about creative means to fund my first few deals out of the gate.

Grovetown and North Augusta have certainly been the epicenter of a lot of growth in recent years, with Harlem next on the target list I suspect due to the expected impact of the new Gate 6.  

I was wondering if anyone knows of gated communities in katy that have homes priced between $275k-$330k?

Through the MLS I found a guy who owns two adjacent town homes just a few miles outside the gate.
