Hi! My name is Justin, I live in Michigan and I am working on becoming successful in real estate while maintaining a more than full time job (80+ hours a week). I purchased 25 acres on a 10 year land contract in an affluent area of Michigan when I was 23. I then purchased my first home several months later when I was 24! The land is raw land and my goal is to develop it into a small subdivision. I imagine a gated cul de sac with 5-10 homes. Current zoning allows me to split the land 5 ways every 10 years so I will have to work on that if I want to lean more towards 10 homes. Currently it sits as is, raw. The house I bought is a 3 bedroom 2 bathroom ranch in an area where comps on similar homes average around 120k, last I checked. I live in the home as well as rent out the 2 other bedrooms. 1 room is vacant as of new, the other has been rented out since I bought the place. I am using this house as more of a learning experience than anything, practicing and developing a start of a management plan, testing out different ways to collect rent, resolving tenant issues, etc. It’s a little too easy as is because it’s one of my close friends living with me currently so there aren’t many issues that come up between him and the property, or me! My next goal is to purchase an apartment complex or a mobile home park as well as develop or purchase a self storage business! I would love to get into out-of-state investing, just have not done enough research on markets outside of the one I was raised in yet! I love learning and insight on all things real estate, and as you can tell I’m all over the board with it (rental unit, development, commercial, etc). Any advice or tips or anything along the way is greatly appreciated and I will try to keep everyone updated with my ventures!
