I am using a law firm and suggest you do as well especially, if you have a 2nd lien due to the potential recourse on the loan and make sure you have a short sale approval letter available.

At 95k it pencils out:At 200k (150k below asking price) I'm -$295.94 a month NET cash flow:I am using general estimates for my CAP EX costs.

I amusingly underdressed and wore sandals.

I am using it for a variety of my mailings including out of state owners that have owned their house for more than 7 years.

even when i am using it it still cash flows well.  

I would love to have title under an LLC, but my lender is explaining that because it is my primary residence, the lender could technically call the loan if I am using it as a rental property. 

This is my long term vision.I am excited to learn from you all and embark on this new journey.I am still a High School Teacher during the day but the excitement of the Real Estate industry is what keeps me up at night.I also have gotten rid of my 30 year mortgage and am using a HELOC to pay off my home early.
