Compiling List of Mobile Home Park Owners
Hey guys- I invest in RE full time, but have done only a lot of flips and small multi family so far. Interested in possibly buying a mobile home park. Researching with Jefferson Lilly stuff, MHU, and everything else that's been recommended on this forum.
My question is on any tips on how to compile a list of mobile home park owners. I'm hoping there are list providers where I can just buy this, but maybe not. I send about 8K mail pieces a month for my wholesaling business, so I'm familiar with the idea behind it, but it seems harder to find mailing addresses for mobile home park owners.
Any input appreciated.

If you go to the MHU bootcamp they provide a fairly decent list of MHP's, ownership info, etc. With MHP's like any commercial property you will more commonly find that they go to PO Boxes, or to non descriptive mailing addresses.
Depending how heavily you're targeting a specific market you can sift through this a bit. If owned by a single member LLC or individual I will mail them, otherwise I typically pass since it's already in investor hands and less likely to get a good deal up front.
A lot of the serious MHP investors even hire virtual assistants to scour the CAD website, make phone calls to Park Managers, etc for ownership info on those properties not on the common lists. Literally tens of thousands of dollars building these custom lists.
